Terms of Use

These Terms of Use ("Terms") govern your access to and use of this website (the "Site") and the educational content, tools, checklists, downloads, and resources we provide (the "Services"), operated by The Mortgage Vet ("we," "us," or "our"). By using the Site, you agree to these Terms. If you do not agree, do not use the Site.

1. Educational Resource Center; Not Professional Advice

The Site is an educational resource center for general informational purposes only. We are not a lending platform, loan application system, mortgage brokerage, investment advisory service, broker-dealer, coaching program, or financial services company, and nothing on the Site is legal, tax, accounting, investment, or financial advice. The Site may reference financing concepts and investment strategies for educational illustration; these are not recommendations. You are responsible for your own decisions and should consult your own licensed professionals. See our Educational Disclaimer.

2. No Relationship Created

Using the Site, requesting a download, or sending us a message does not create any client, customer, borrower, student, membership, coaching, advisory, fiduciary, or lending relationship between you and us. We do not enroll users in any program or advisory service.

3. Financing Inquiries Handled Separately

The Site does not accept loan applications, process financing, originate loans, or provide financing decisions. Educational references to financing are general and illustrative. Any financing inquiry is handled separately through appropriate channels outside the Site's educational Services, and nothing on the Site is an offer or commitment to lend.

Affiliation disclosure. The Site is operated by Jonathan K. Davis ("The Mortgage Vet"), who is also employed in the mortgage lending industry by Central Lending. The Site is an independent educational resource published under the "The Mortgage Vet" name and is not published by, on behalf of, or as an advertisement for Central Lending. Nothing on the Site is a loan solicitation, offer, or commitment to lend by Central Lending or any other party, and the Site does not quote rates or terms. A Central Lending email address is provided only as a way to reach the operator; using it does not create a borrower, customer, or lending relationship.

4. No Guarantees

Real estate investing involves risk, including the possible loss of money. We do not guarantee any investment result, profit, or outcome, and we do not guarantee financing approval or any particular loan terms. Examples and scenarios on the Site are hypothetical and for illustration only.

5. Eligibility

You must be at least 18 years old and able to form a binding contract to use the Site. By using the Site, you represent that you meet these requirements.

6. Information You Submit

You may submit your name, email address, and messages to request resources, receive educational updates, or contact us. You agree that the information you provide is accurate and that you will keep it current. Do not submit sensitive personal or financial information through the Site (for example, Social Security numbers or financial account numbers).

7. License to Use the Site

Subject to these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Site and to download materials we make available for your own personal, non-commercial educational use. You may not resell, redistribute, or republish our content or downloads, or use them to build a competing product, without our prior written permission.

8. Intellectual Property

The Site and its content — including text, articles, checklists, templates, graphics, logos, and the selection and arrangement of content — are owned by us or our licensors and are protected by intellectual property laws. Trademarks and brand names displayed on the Site are the property of their respective owners.

9. Acceptable Use

You agree not to:

  • Use the Site for any unlawful purpose or in violation of these Terms;
  • Copy, scrape, or harvest content except as expressly permitted;
  • Attempt to gain unauthorized access to the Site or its systems;
  • Interfere with or disrupt the Site, or introduce malicious code; or
  • Misrepresent your identity or affiliation.

10. Third-Party Links and Tools

The Site may link to or reference third-party websites and tools, including external calculators and analysis tools. We provide these for convenience and education and do not control or endorse them. Your use of third-party services is governed by their own terms and policies, and we are not responsible for them.

11. Disclaimer of Warranties

The Site and Services are provided "as is" and "as available," without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components, or that content is complete, current, or accurate.

12. Limitation of Liability

To the maximum extent permitted by law, we and our owners, members, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenues, data, or goodwill, arising out of or related to your use of (or inability to use) the Site or Services. To the maximum extent permitted by law, our total aggregate liability for any claim arising out of or related to the Site or Services will not exceed one hundred U.S. dollars ($100.00) or the amount you paid us, if any, in the twelve months before the claim, whichever is greater.

13. Indemnification

You agree to indemnify and hold harmless The Mortgage Vet and its owners, members, employees, and agents from any claims, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Site or your violation of these Terms.

14. Changes to the Site and Terms

We may modify, suspend, or discontinue any part of the Site at any time. We may also update these Terms; when we do, we will revise the "Last Updated" date. Your continued use of the Site after changes take effect means you accept the updated Terms.

15. Termination

We may suspend or terminate your access to the Site at any time, with or without notice, for any reason, including violation of these Terms.

16. Governing Law and Disputes

These Terms are governed by the laws of the United States and the state in which the operator is located, without regard to its conflict-of-laws principles. You agree that any dispute arising out of or relating to the Site or these Terms will be resolved in the state or federal courts located in that state, and you consent to their jurisdiction.
