How the model works

Total basis includes purchase, acquisition costs, rehab, contingency, holding costs, bridge points, and modeled bridge interest. Bridge interest uses the average outstanding balance you enter.

Supported refinance is the lower of the loan supported by stabilized value/LTV and the loan supported by target DSCR. Cash left in the deal equals total basis plus refinance costs minus the supported refinance loan.
